Raising the roof at care home

22nd June 2022

A major project to put a new roof over the heads of residents at a care home in East Renfrewshire will start next week.

The 12-week, £350,000 project will be carried out while the home – which is situated between Busby and Clarkston – remains operational.

As a result, rigorous procedures and processes relating to traffic management, security and housekeeping will have to be managed and coordinated by the works team.

They will also have to ensure the highest level of communication and cooperation to ensure the works do not adversely affect the lives of residents or the day-to-day activities of people living in the locality.

Procast will also have to protect the watertightness of the building and its exposure to the elements at all times.

Needless to say, COVID restrictions will play another big part in the protection of the residents.

The project – for clients East Renfrewshire Council – will involve:

  • Erection of perimeter scaffold
  • Removal and replacement of all facias/soffits
  • New gutters, downpipes and soil vent pipes
  • Tile and counter battens
  • Felt
  • Sarking boards
  • Concrete roof tiles
  • Lead flashings

This is an individual tendered project, and scoring was based on 70% price and 30% quality return.

The works programme will be led by Operations Director Barry Chisholm, supported  by Area Manager Ryan Crawford, Site Manager Jonnie McQueenie and Buyer Colin Sneddon.

At the end of 2020, Procast completed a refurbishment programme at the premises, which included alteration, renovation and extension of the premises.

A Procast spokesman said: “We are delighted to be appointed by our client East Renfrewshire Council to carry out the roof replacement works at Bonnyton House Care Home, where we successfully completed the refurbishment of 32 guest rooms, ensuites and public areas in 2020.

“As a business, Procast fully understand the importance of completing these essential works on programme with minimum inconvenience to the staff, residents and visitors.”
